Damp Proofing (DampSeal)

DampSeal is a cold-applied spray coating that provides essential damp proofing for foundation walls, meeting minimum building code requirements. It forms a surface-level barrier that helps reduce moisture wicking from the soil into the foundation, offering a basic line of defence in low-risk conditions.

Made from tar or unmodified asphalt, DampSeal is a cost-effective option designed to slow the movement of moisture through concrete by sealing capillaries within the material. While it doesn’t fully block water intrusion, it’s suitable in cases where hydrostatic pressure is not present.

Damp proofing is not intended to seal large cracks or voids, and its rigid composition makes it less resilient in areas subject to shifting soil or rough backfilling. However, when combined with proper surface grading, foundation drains, and Teccon’s DMX drainage board, it can provide long-lasting protection for appropriate building conditions.

Understanding the difference between damp proofing and waterproofing is key. Damp proofing helps limit moisture from entering a structure through soil contact, while waterproofing offers a stronger, more flexible barrier capable of stopping both moisture and liquid water under pressure.
