Waterproofing (SpraySeal)

SpraySeal is a premium elastomeric coating applied cold using a spray-on system. Designed for long-lasting performance, it creates a durable, flexible barrier that protects against water intrusion in ICF, concrete, and block foundations. Its ability to expand and contract makes it highly effective in harsh weather and variable soil conditions.

Effective foundation waterproofing must meet three critical objectives:

  • Stopping Water Vapor
    A proper system must prevent water vapour from passing through the concrete, reducing the risk of interior moisture buildup caused by surrounding soil.
  • Withstanding Hydrostatic Pressure
    The membrane must resist water under pressure, especially in areas with rising water tables that build pressure against foundation walls.
  • Crack Bridging
    SpraySeal is engineered to stretch and self-heal, bridging cracks in the concrete to maintain a continuous and secure waterproof barrier.

Teccon’s SpraySeal system is installed to custom thickness based on site conditions, forming a seamless, elastic, and self-healing membrane that holds up under hydrostatic pressure and environmental stress. It is particularly important for foundations in regions with high rainfall, poor drainage, or clay-heavy soils that retain water and increase pressure against concrete.
